Todays SAQ:

Do you let potential tenants view my property unaccompanied?

Welcome to the first weekly SAQ blog post. SAQs, also known as a "Should Ask Questions”, are the questions you wish you would have known to ask from the beginning. Unfortunately most of the answers to these questions take experience and sometimes falling on your face to realize just how important they are.

Property management is a simple concept that is often complicated by a lack of transparency in property management companies. Many of these vague practices of property management exist in Charlotte NC, something that is not necessarily intentional. Many companies simply don’t realize how important being transparent and upfront with a potential client is. This is why Summit Properties International is making an effort to reveal what's behind the veil with this SAQ blog series.

That's right, aliens... Property managers are all aliens...

Todays SAQ:

It seems simple enough right? This is one of those questions that most people never realize the importance of. They think, “Well, I’ll hire property management company "A" to procure me a tenant and everything will be peachy!” We agree, thats how it should be! Unfortunately, this is most often not the reality with property management companies in Charlotte NC.

There is a dangerous and unprofessional practice occurring by some of the biggest property management companies in Charlotte… Giving out the keys of your home to any person who has twenty five bucks.

You get the idea...

It sounds crazy I know, but this is actually happening! Big property management companies seem to be so busy with signing more clients that they routinely give keys out so potential tenants can visit properties with no supervision. Granted they write down drivers license information and require the keys be returned within 24 hours but still! What’s keeping them from running to Walmart and making a quick copy of your properties keys? Or from staying the night at your vacant property? The twenty five dollar retainer fee for your keys essentially means anyone could stay the night in your property for much less than any hotel, or even motel!

This lovely place is more expensive per night, than your investment property.

When looking for a property management company, please ask this question!

At SPI Property Management, we accompany each and every potential tenant when viewing your rental property. We can’t imagine it any other way because that’s how we’d want our properties to be managed.
