Thanks to our technology, rent collection is streamlined and automatically updated. Payments made by tenants are directly deposited into a checking account we will open for you. Rent will then be transferred from this joint account into your personal account by the 20th of the month.
While this is somewhat dependent on the particulars of the property, 90% of our properties are rented in three weeks or less. We enjoy fantastic occupancy rates as a result of our devoted and driven leasing team.
We go to great lengths to ensure long term tenancy for all properties managed. Potential tenants must provide income verification, renters insurance, and pass a detailed background check in order to qualify for tenancy. Our qualifications are: Proof of income, at least 3 times the market rent. No evictions or filings in the last 3 years, evictions or filing from 3-5 years ago will require a deposit equal to two months rent. Minimum Credit Score of 600.
We don't believe in lock-down contracts. For this reason, if you begin using our services and decide you'd like to manage your own property, we have a 90-day cancellation policy. Things come up in life, we understand that and believe in being fair.
We believe in giving options at SPI. That's why we can either maintain your property on an as-needed basis or with our flat-fee maintenance program. Our maintenance program is an optional flat fee of $100 and will give you access to our 24 hour-a-day team. That hundred dollars a month is taken directly out of what your tenant pays us and ensures that most repairs are covered.
